Split the project into interior and exterior drawings
Mark the mantel, tile and hearth that are to stay. On a separate sketch mark any proposed termination, change to the stack or visible exterior work. An insert in an existing masonry opening and a framed replacement appliance can need different venting and removal paths. The term “new fireplace” tells neither the designer nor the reviewing office which plan is intended.
Check property status before ordering an appliance
The City of Lake Worth Beach publishes historic preservation resources and district information. Verify the specific property's status and ask staff which elements of the proposed work require review. Do not assume that every interior finish is regulated, or that an apparently small exterior change is automatically exempt. A photo and a drawing showing what will be visible let staff answer a narrower question.
Choose what can be decided before the wall opens
Ask the planner to distinguish confirmed fit from dimensions that depend on access behind the existing trim. Put a decision point before demolition of material you intend to retain. If a preferred appliance cannot be serviced through the planned opening, revisit the appliance choice or the finish detail while both remain changeable. Keep the reviewed drawings and manual with the final specifications.
